Purchasing steps

Visit + reservation

Take a tour of our reception areas and take your pick among a diversity of options. Then, with the help of one of our representatives, complete the preliminary contract that reserves your property until the notarized act of sale.

 

Contract accepted + mortgage approved

You receive a copy of the preliminary contract approved by our head office as well as a brochure of your home project and other relevant documents such as architectural plans and specifications. Once your financial institution grants its approval, you simply forward a copy of your mortgage approval to your representative.

 

Choose your decor + schedule an appointment

Choose your colours, materials, and finishes; one of our reputed designers will be pleased to guide you in this process. At the same time, we will set an appointment for the inspection of your property along with a meeting at the notary’s. In order for the latter to prepare the act of sale and the mortgage agreement, we will ask you to fill out an information sheet that you will forward to the notary’s office along with the documents provided earlier by your financial institution.

 

Property inspection procedure + confirmation of meeting at notary’s

A few weeks before taking possession of your property, you should become familiar with how this takes place and the procedure for inspecting the property (documents sent by email). Shortly after this, your notary will contact you to confirm the date for signing the act of sale.

 

Inspection of the property + signature of notarized documents

The inspection of your property takes place in our company. During this exercise you discover all its unique features. At this time, we also give you relevant written information on how to make your upcoming move-in easier. Then, at the notary’s, you will sign the act of sale and the mortgage contract. After which, you will receive a copy of the declaration of co-ownership and your keys. Et voilà! Your dream is now reality!

 

 

After-sales service + warranties

Once you’ve settled in, you’re bound to have a few questions. You will have been given a document prepared by our customer service department for just this purpose. Customer Service personnel are on hand to answer your questions and give you advice whenever needed. In addition, the warranty provided by the APCHQ (Association provinciale des constructeurs d’habitations du Québec) covers all the particulars of your property for a period of 1 to 5 years*. So, all that’s left for you to do is to enjoy!

How much can I pay?

You can offer yourself a Groupe Cholette property for as little as $800 a month. All it takes is a down payment of 5%!

 

5% down payment

Through the services of the Canadian Mortgage and Housing Corporation (CMHC), you can obtain a guaranteed loan with a down payment equivalent to 5% of the purchase price.

 

20% down payment

With a down payment of 20% of the purchase price, you are automatically eligible for a conventional loan and you pay no mortgage loan insurance. Or, if you prefer, you can get a pre-approved loan and then choose your property afterward.

 

What is a pre-approved loan?

- It is a free way to determine the amount of your eventual loan, based on your preferred choice of property. No hassle and no obligation.

- This method lets you benefit from a fixed interest rate for 3 months. No fluctuations!

- It means receiving the advice of a financial expert when needed and while you can.

The cost (current and future) of your property plays a role in your decision to purchase. However, the loan modalities (interest rate) should also be factored in.

 

Depending on the length of the mortgage (5, 10, 20 years), a rate fluctuation of only 0.05% can translate into thousands of dollars at term.

APCHQ warranty
